This is the traditional “hard bid” contracting format. The client contracts separately for design services, and Wells & West offers a bid to complete the work as designed.

The CM/GC model has the contractor involved early in the project, providing input and guidance to the owner and design team as the project is planned and designed, and becoming the general contractor when it is time to build. Unlike a Design Build project, the project owner holds a separate contract with the design team.

As pre-construction progresses, an agreement is reached between the owner and GC to deliver the project on a specified timeline, and at either a fixed price or under a guaranteed maximum price.

Increased collaboration produces a decision-making process that is value-based, rather than cost-based.

Similar to CM/GC contracts, Wells & West takes responsibility from an early stage, however we manage both the design and construction of the project under a single contract.

This approach can give an early look at projected costs and helps refine the scope of work and value engineering options to ensure the client gets the best project deliverable. Early involvement in design allows the contractor to help evaluate costs and constructibility while assembling an ideal team of subcontractors.

Often used for MEP support projects, Wells & West can work under a subcontract to provide general contracting services needed under a prime contract.

Wells & West can act as a Construction Manager or Owner’s Representative, providing negotiated office support and project management services on behalf of the project owner.

An example of this arrangement would be an out-of-town investor who has awarded a project to a low bidder, but also wishes to have trustworthy local representation of their interests independent of the prime contract.
