Project Closeout

Close-out starts on day 1. 

Wells & West takes pride in our ability to quickly close out projects.  We begin on day 1 as our team identifies required items for final project completion and then we pursue them so nothing is left incomplete.  At the start of construction, we work with the project team to compile a close-out checklist to monitor items required for final project completion.  These include warranties, final lien releases, as built drawings and operation and maintenance manuals.


We begin identifying items that are incomplete for each subcontractor including punch-list items.  We then maintain close contact with each subcontractor to ensure they are completing the work or the documentation and submitting it as early as possible.  Once all closeout items have been completed and received, we will recommend the release of final payment, including retainage.


Wells & West works closely with the Pikes Peak Regional Building Department (and/or other local permitting agencies) and inspectors to define and implement an occupancy plan.  If phased occupancy is desired, we can obtain temporary permits for those sections completed early in a timely manner.

Guarantees & Warranties:

Wells & West and the project owner will establish a date for beginning the one-year warranty period.  This date is after all guarantees and warranties, test certificates and other paperwork required by the contract documents have been received.  We then present the owner with all equipment brochures, operation and maintenance manuals, including lists of equipment manufacturers and service providers, along with a list of all subcontractors.  Included in this information will be contact information for all parties involved and the expiration dates for all guarantee/warranty periods.

If any issues arise, we will coordinate the warranty work orders through correction or repair in as timely a manner as possible.


Finally, Wells & West will ensure that all temporary field offices have been removed, any temporary services have been cancelled and that the site has received a final clean-up.
