Colorado Springs Fire Dept IAQ Improvements
Project Period covered 06/2008 – 11/2014
Over the past few years, we have been the General Contractor on six Fire Stations with the City of Colorado Springs completing Indoor Air Quality Improvements. All six of these projects were awarded by means of an RFP process. The evaluation criteria for each of these projects included: our qualifications; the cost of the project; the approach to the project; our ability to meet the schedule; our references; and value engineering. Station #2 had additional criteria based on Historical Building Remodel Experience.
Description: This work required six contracts, one at each station including Station #2, #4, #5, #6, #11, and #13. A large portion of the work was similar at all six stations including: demolition of existing acoustical ceilings, drywall ceilings, drywall partitions and roof penetrations to allow for new mechanical equipment; upgrading the heating and cooling systems with new RTU’s along with associated ductwork, registers and diffusers; build back of acoustical ceilings and drywall partitions; new light fixtures; associated electrical work for the light fixtures and HVAC systems. Not all of the work was exactly the same at each station. For example, Station #2 also required connecting the system to new unit ventilators in the dorm rooms and office areas, along with required masonry assemblies to allow for the new mechanical equipment.
All six projects were completed while the stations were fully operational, demonstrating our ability to work in occupied spaces with little or no effect to the owner. The demolition work and resulting build back in all affected areas was accomplished with our own forces.
